What is a Building Inspection?
A Building Inspection is a visual condition assessment by our licensed professional engineer. Providing much more information than the seller could at point-of-sale. The Inspector will provide an unbiased professional opinion of the overall physical condition of the property. Similar to your doctor giving you a "physical".
What does a Inspection include?
Each Inspection includes a written report, based on the Standards of Practice (which explain in detail what is covered), as well as the web based "Information Kit". In general, the inspection and report will cover:

How much will a Inspection cost?
We offer FLAT RATES for the Cleveland area: $400 for a Single Family Inspection (house with one furnace), $450 for a Double (or two furnace home). Also available are Structural Certifications for $400 (foundation or roof), HUD Permanent Foundation Certifications for $400, and Condo's (excluding roof & exterior) for $350. How long does it take?
A building inspection usually takes 2 to 3 hours. You are encouraged to attend, or just meet there at the start.

It separates the "legal information" and the "Home Maintenance Information" from the body of the report. Therefore, the report is clear and focused, not cluttered with disclosures, or how-to tips. Brevity is indeed a virtue when it comes to inspection reports. We generally provide same day electronic reports, and take digital photographs of key issues. You are welcome to view a sample report. We are actually one of only a few inspectors who fully writes their own reports. Most inspectors buy their report forms from other companies, such as ours.
